House rules
These rules apply to every direct booking. The rental agreement is the contract. This page is the plain-language list.
All four homes
- Check-in is 4:00 p.m. Checkout is 11:00 a.m. Central.
- Quiet hours are 10:00 p.m. to 8:00 a.m.
- No parties or events.
- No smoking or vaping inside. Smoking or vaping inside forfeits the entire $300 refundable damage deposit.
- No extra-guest fee. Do not exceed the guest maximum below. Day visitors count toward that maximum.
- A pack-and-play is at each house.
- A Ring doorbell camera is outside the front door only. Nothing records inside.
- No pool and no hot tub.
- The person booking must be at least 25 and must stay at the home.
- A direct booking request includes a government photo ID. The name must match the booking and the card. We do not use Stripe Identity. A request without a valid ID is declined.

Service animals are welcome at all four homes at no charge and are not counted as pets. Emotional support animals are not service animals. An unapproved pet forfeits the entire $300 refundable damage deposit.
Where the homes are
Lovely Leander Home in Quiet Area and Leander Home w/ Shaded Backyard, Games and Grill are in Leander. Spacious Home Near Coffee and Cedar Park Shopping is in Leander, next to Cedar Park. Downtown RR Home Near Dining & Parks w/ GFiber is near downtown Round Rock. We share the exact address after you book.
Booking and cancellation
Payment, the $300 refundable deposit, and cancellation terms are on the booking and cancellation page. The binding text is in the rental agreement.
Accessibility
Email [email protected] before you book if you need to know about stairs, doorways, bathrooms, bed heights, or the smart lock. We will answer for the specific home. We do not describe any home as step-free on this site. Each home has a pack-and-play. There is no pool. The accessibility statement explains how to report a barrier on the website itself.
